NEWSLETTER – April 2026

NEW CONSTRUCTION – PLAT 5
The HOA Board has received communications for another 2 homes lots 66 and 67 and are awaiting final plans for approval. We have reached out to the city regarding streetlights for Plat 5 as they are currently not installed and are awaiting a reply.

NEIGHBORHOOD EVENTS / WEBSITE INFO
Are you interested in planning a neighborhood garage sale, block party, or other event and want it listed on our website or emailed to your neighbors? Go to https://ironwoodrossford.com and click on the link under the important dates to submit your idea! There is a wealth of other HOA Information on the site’s Documents tab as well, including information on putting up fence, shed, mailbox, installing a pool, what the city’s trash/recycling calendar is, and even how to get free street trees planted for you.

HOLIDAY DECORATIONS
If you have holiday decorations up, it is past time to remove them. This includes Christmas lights, yard decorations, etc. While we love a festive spirit for the holidays, seeing Christmas lights up in Spring/Summer presents a lack of upkeep and disrepair, not a festive mindset.

HOME AND YARD UPKEEP
It’s that time of year. Spring cleaning! The HOA will be notifying homeowners whose properties are not keeping with neighborhood standards. Please be sure you address any peeling paint, remove weeds or unkept plants, trim trees or bushes, and keep lawns mowed appropriately. Please DO NOT blow grass trimmings into the street and leave them there. The neighborhood storm sewers can be clogged with lawn debris. After mowing, please use a leaf blower or broom to move clippings back into your yard. Failure to do so may result in an HOA notice and repeated violations may result in fines. Thanks in advance for helping protect our drainage systems.

MAILBOXES
If you are replacing a mailbox, please abide by the standards set in our Restrictions. Plastic mailboxes do not meet the requirements. We were lenient on this due to the original developer not enforcing this for 4 years during bankruptcy (prior to 2015), but now that it is ours to uphold, we are asking residents to install a proper mailbox. TREESCAPE PLAN
Did you know that Rossford has been recognized as a “Tree City” for over 27 years? As such, the city will purchase and plant a tree FOR YOU for FREE! This lines up perfectly with our Ironwood Treescape Plan! If you don’t have your assigned tree for your lot (see the plan for your lot here: https://IronwoodRossford.com/trees) you can request a tree be planted in the City (public) land in front of your residence between the sidewalk and the street. To do so, complete a Street Tree Work Permit (found here: https://IronwoodRossford.com/documents) and drop it off at the city offices located at 133 Osborn Street. The city plants in the Spring and Fall seasons, so orders put in now won’t plant until this Fall. If you don’t have a tree in your yard that meets the neighborhood plan, please remedy that this year!

FINANCIAL UPDATE
We strive to be good stewards of our neighborhood’s resources while keeping dues low (we pay them too). The 2025 financial period went well as we collected past dues and cleared a lien on a property. That, coupled with prior financial planning, has improved our financial standing and allowed us to keep dues the same for 2026 at $115/year per lot. We are anticipating increased costs and maintenance responsibilities with the retention pond in Plat 5 in 2026, and continue to rebuild our contingency fund after rebuilding our central detention pond drainage in 2020 – 2022. Invoices are included in this mailing. If you have questions, please contact our treasurer (payments@ironwoodrossford.com). Expenses incurred in 2025 are summarized below. Website hosting is again being donated by CedarCreek Church. The board reviews past due accounts annually and notifies those who are past due along with their invoice. This year a lien was placed on one home for being 2+ years in arrears, and as mentioned, one was released after being collected in full. According to Ironwood’s Restrictions on file with the Wood County Recorder, residents who are two or more years overdue are eligible for a lien to be placed on their property (including a $250 fee). If you have outstanding dues, we work with you to avoid this! All you have to do is contact payments@ironwoodrossford.com (or the address at the end of this letter) to discuss options. Those not addressing debts may be part of our collection processes each summer, and their address will not be hidden in our Board Minutes published on our website. It will be public knowledge they are causing their neighbors to pay more.

BOARD NOMINATIONS AND ELECTIONS
It’s time to elect 3 of the 5 seats on our Board of Directors. The digital nomination forms are on our website. The winners serve a 2-year term, with the other 2 seats up for election in 2027. Staggering term end dates ensures there will not be a full board turnover in a single year. This keeps us in compliance with state law regarding HOA Board election cycles (at least 20% of seats up for election each year) while giving us protection from information loss as at least two seats will always be occupied across election cycles. Forms are due May 1st https://IronwoodRossford.com/apply, and if we have more nominations than positions, voting will be held May 4th-15th at https://IronwoodRossford.com/vote. Results will be posted online. The new board starts June 1st.
