Why do we have a Homeowners Association?
- HOAs preserve the nature of the community and protect property values by providing a safe, well-maintained living environment.
- HOA regulations are another layer of protection against neighborhood degradation, and an effective means to maintain community standards and protect property values.
- HOAs lessen the need for local government oversight of housing conditions. Most municipalities are not equipped, i.e. do not have the manpower – to monitor housing.
- Homeowners in HOAs have a vested interest in reporting and correcting problems from architectural and building code violations to illegal parking and landscaping issues.
- HOA leaders live in their communities and better understand the needs of the community, helping them to make decisions affecting the future of the community.
- HOAs promote a higher level of civic involvement than municipalities, in terms of voting, meeting attendance and volunteerism.
- By definition, planned communities offer a more efficient use of land to address the growing issue of urban sprawl associated with unplanned development.
- Associations offer a sense of community, an important contribution in an increasingly transient society.
What do my dues cover?
Dues are collected to cover operating fees that cover items such as, but not limited to, landscaping and lawn care of common areas, sign maintenance, insurance coverage for our neighborhood common areas, HOA registration fees, communication costs, yearly HOA tax filings, etc…
Some HOAs have much higher dues (collecting monthly what we collect yearly) and use the additional funds to develop and maintain other community areas such as pools, parks, or sporting areas. Our neighborhood doesn’t include such amenities so our dues are much lower as a result.
