										<content:encoded><![CDATA[<p>Only a single applicant applied for the 2025-2027 HOA Board Term, Kristin Dunlap of 1033 N. Ironwood. In addition, of the two incumbents, David Kuntz decided not to re-apply for another term resigning his role effective May 31, 2025. As such, no voting is necessary. Current member C.C. Vliet and newcomer Kristin Dunlap will hold the official 2025-2027 Board seats.</p>
<p>The board will meet in June at the start of its term to choose roles and discuss responsibilities.</p>
<p>The next opportunity to join the HOA Board will be in May 2026 for the three 2026-2028 seats up for election.</p>
<p>Please give David a big THANK YOU if you see him. His financial experience helped us digitize many records and set us up for future financial success. Thanks David!</p>

<p>As an addendum to this:<br />
<b>CHILD SAFETY IN CONSTRUCTION AREAS</b><br />
With the current and future construction of 12 homes in plat 5, please talk to your children about not playing in/on/around open pits, heavy equipment, or homes in progress. We would hate to see anyone injured or worse. These are active construction sites potentially with exposed nails, screws, and other sharp debris; as well as open dig sites and partially completed structures.</p>

<h1>NEWSLETTER – April 2025</h1>
<p><b>OMNI FIBER UPDATE</b><br />
We spoke to Omni Fiber who said construction is undergoing a final engineering review and if we don’t see construction crews in the area by April 7th, we can pull the utility flags from our yards. If further digging for corrections must be done, Omni Fiber will reach out to those homeowners directly. They anticipate starting home installs for pre-order customers the week of the 21st and will later follow up with sales reps placing flyers in the neighborhood to let us know they are available as an internet alternative to Buckeye Broadband.</p>
<p><b>NEW CONSTRUCTION &#8211; PLAT 5</b><br />
The HOA Board has already approved plans for 5 homes lots 59-63 and we know of one more that has not yet been submitted for approval. The 12 new lots in Plat 5 should be nearly half-full within the next year. We went to bat with USPS to have individual mailboxes for Plat 5 instead of the now required “cluster mailboxes” and we were successful! Lastly, the new retention pond on the west edge of the neighborhood will always hold water. Woodland Homes will be installing a fence for safety around the pond in the Spring. It is not intended for anything other than drainage. The HOA is responsible for lot/land upkeep and pond maintenance as needed.</p>
<p><b>HOME AND YARD UPKEEP</b><br />
It’s that time of year. Spring cleaning! The HOA will be notifying homeowners whose properties are not keeping with neighborhood standards. Please be sure you address any peeling paint, remove weeds or unkept plants, trim trees or bushes, and keep lawns mowed appropriately. Please DO NOT blow grass trimmings into the street and leave them there. The neighborhood storm sewers can be clogged with lawn debris. After mowing, please use a leaf blower or broom to move clippings back into your yard. Failure to do so may result in an HOA notice and repeated violations may result in fines. Thanks in advance for helping protect our drainage systems.</p>
<p><b>UTILITY BOXES NEED TO REMAIN CLEAR</b><br />
We’ve been informed that utility companies need unobstructed access to their boxes in yards. If you have planters or other objects leaning on or covering utility boxes, please clear these obstructions. Utility companies will not do this for you and service repairs to you (or your neighbors) or infrastructure upgrades can be significantly delayed if they don’t have access to their boxes.</p>
<p><b>MAILBOXES</b><br />
If you are replacing a mailbox, please abide by the standards set in our Restrictions. Plastic mailboxes do not meet the requirements. We were lenient on this due to the original developer not enforcing this for 4 years during bankruptcy (prior to 2015), but now that it is ours to uphold, we are asking residents to install a proper mailbox. If you need help, a few of our residents recently used “The Mailbox Doc” with great success (419) 283-6729.</p>
<p><b>TREESCAPE PLAN</b><br />
Did you know that Rossford has been recognized as a “Tree City” for over 27 years? As such, the city will purchase and plant a tree FOR YOU for FREE! This lines up perfectly with our Ironwood Treescape Plan! If you don’t have your assigned tree for your lot (see the plan for your lot here: <a href="https://IronwoodRossford.com/trees" target="_blank" rel="noopener">https://IronwoodRossford.com/trees</a>) you can request a tree be planted in the City (public) land in front of your residence between the sidewalk and the street. To do so, complete a Street Tree Work Permit (found here: <a href="https://IronwoodRossford.com/documents" target="_blank" rel="noopener">https://IronwoodRossford.com/documents</a>) and drop it off at the city offices located at 133 Osborn Street. The city plants in the Spring and Fall seasons, so orders put in now won’t plant until this Fall. If you don’t have a tree in your yard that meets the neighborhood plan, please remedy that this year!</p>
<p><b>FINANCIAL UPDATE</b><br />
The 2024 financial period was thankfully very calm, allowing us to recoup some of our reserves spent in prior years on the detention pond repair. We strive to be good stewards of our neighborhood’s resources while keeping dues low (we pay them too). The final planned dues increase happens this year. Our financial review in 2022 revealed we were not financially viable with the rising cost of our expenses and needing to have a sinking-fund for emergency maintenance items like the ponds, signage, or drains. A three-year tiered increase matures this year with dues now being $115/year per lot. Invoices are included in this mailing. If you have questions, please contact our treasurer (<a href="mailto:payments@ironwoodrossford.com" target="_blank" rel="noopener">payments@ironwoodrossford.com</a>). Expenses incurred in 2024 are summarized below. Website hosting is again being donated by CedarCreek Church. The board reviews past due accounts annually and notifies those who are past due along with their invoice. This year there was a lien placed on one new home for being 2+ years in arrears and one remains filed. According to Ironwood’s Restrictions on file with the Wood County Recorder, residents who are two or more years overdue are eligible for a lien to be placed on their property (including a $250 fee). If you have outstanding dues, we work with you to avoid this! Contact <a href="mailto:payments@ironwoodrossford.com" target="_blank" rel="noopener">payments@ironwoodrossford.com</a> (or the address at the end of this letter) to discuss options. Those not addressing debts may be part of our collection processes each summer, and their address will not be hidden in our Board Minutes published on our website. It will be public knowledge they are causing their neighbors to pay more.</p>

<p>Aaron and Pamela (1046 N. Ironwood) have found a cat and are curious if anyone is missing theirs. They write:</p>
<p>About a week ago a beautiful, very friendly, and very talkative Russian Blue(?) cat appeared in our backyard at 1046 North Ironwood. It&#8217;s very smart and very friendly. Did anyone in the neighborhood perhaps lose their cat matching this description? We have every reason to believe it is most likely originally an indoor cat, as it seems very domesticated. We have been feeding it, but this is a cat that needs a forever inside home, something we cannot provide. We hate the thought that perhaps someone is missing their cat, when it is perhaps only a few houses away hanging out on our back porch.</p>

In addition, of the three incumbents, Sarah Hess decided not to re-apply for another term resigning her role effective May 31, 2024. As such, no voting was necessary. Current members Brent Pirolli and Alana Sigg and newcomer Natalie Ziakam will hold the official 2024-2026 Board seats.</p>
<p>The board met on June 11th at the start of its term to choose roles and discuss responsibilities. Alana is transitioning from Co-Treasurer to Secretary, and Natalie, who brings an accounting background to the team, will take on the role of Co-Treasurer. No other roles were changed.</p>
<p>The next opportunity to join the HOA Board will be in May 2025 for the two 2025-2027 seats up for election.</p>
<p>Please give Sarah a big THANK YOU if you see her. She has served the neighborhood in so many ways&#8230; She was on the board for at least as far back as our current structure goes (2015), has gracefully hosted our meetings in her home for nearly 10 years, has helped with landscaping by our sign on Glenwood, delivered &#8220;welcome packs/snacks&#8221; to many new neighbors, and served as Secretary faithfully for all of those years! I think I speak for the rest of the board when I say, we are all very grateful for her years of service and her quick desire to help when we&#8217;ve needed it. Thanks Sarah!</p>

Thanks to Mark and Jill for hosting a neighborhood event last Halloween. We encourage anyone wanting to organize a cook-off, block party, or other future event, to submit details on the homepage of our website. We can add it to the calendar and email out details you provide. Also, if you are having private events, please remind your guests to not park on the street opposite a driveway as this will prevent accidental damage from cars backing out. We had a couple instances of this last year and it’s fairly preventable.</p>

										<content:encoded><![CDATA[<p>Greeting Neighbors! We have a couple of updates that we wanted to get in your hands before the yearly newsletter in April.</p>
<p><strong>Recent Board Change</strong></p>
<p>Bryan Bockert who has served on the HOA Board since the beginning in 2013 as Vice-President and more recently as Co-Treasurer, has stepped down from his position, freeing up time for other obligations. The board has appointed Alana Sigg (708 W Ironwood) to fill his seat for the remainder of his term, which is then up for election in May 2024. Alana has accepted and is excited to join the board. Please welcome Alana and thank Bryan for his DECADE of service to our neighborhood! Thanks Bryan!</p>
<p><strong>Bus Stop / Front Landscaping</strong></p>
<p>The neighborhood paid to have the landscaping by the sign repaired this summer. It was fairly well ripped up at the end of the school year by kids kicking the mulch and tearing up the weed screen. If you have children at the bus stop, or are otherwise around those at the bus stop, please encourage them to stay off of the mulched area by the Ironwood sign. We want to keep dues down as much as possible, and paying to have this repaired yearly is a waste of funds, so let&#8217;s help our littlest residents understand how to respect the property. We understand it may be confusing having a mulched area at school be a playground, but the mulched area at a bus stop be off limits, so we are asking parents to address this with their children.</p>
<p><strong>Grass Clippings in the Street</strong></p>
<p>We are coming to the end of grass mowing season with only maybe a month or two left. Please DO NOT blow grass clippings into the street or gutter. If you do, you are expected to blow them back into your yard. Grass clippings left there wash down into our storm sewers and can clog the drainage during heavy rainfall events. We have not issued HOA citations for this in the past, but may do so in the future if it is a continued issue.</p>
<p><strong>Property Maintenance</strong></p>
<p>The HOA Board this summer has hit another milestone. First we formed in 2013 with the bankruptcy of the original Developer, and it took a few seasons to get properly formed with Bylaws, Restrictions, etc filed with the county. Second we went on a path of development, approving plans and seeing the neighborhood be built-out to completion. Now we find ourselves with all lots filled and are transitioning into maintenance mode.</p>
<p>I think we&#8217;d all agree our HOA is fairly laid back (especially if you&#8217;ve ever lived in neighborhoods that have severe restrictions). We don&#8217;t regulate or police things like what style of blinds you can hang in your windows, how many weeds are in your yards, or whether or not you can leave your garage door open for more than 30 minutes at a time. Our goal has been to protect property values, keep dues low, and not to police how you live.</p>
<p>That said, we do have an agreed upon set of standards, and a formal citation process for issues that may arise (peeling paint, missing trees, or other items that don&#8217;t meet Restrictions). If you are found in violation of code, you will be sent a letter allowing 30 days to remedy the issue. After 30 days a fines accrue monthly and ultimately a lien may be placed on the property. Our goal here is NOT to make this a &#8220;money maker&#8221; for the HOA, rather we are fulfilling the purpose of having an HOA, protecting home values. We&#8217;ve had a few homes sell lately and were informed through the process that some buyers walked away from the neighborhood because it was &#8220;looking run down&#8221; or &#8220;going downhill&#8221; and that definitely isn&#8217;t the impression we want to leave.</p>
<p>If you have a tree in need of trimming, paint in need of repair, weeds in need of removal, or other items, please address them ASAP. We will be sending out letters soon.</p>

										<content:encoded><![CDATA[<p>Only a single applicant applied for the 2023-2025 HOA Board Term, Carolyn (C.C.) Vliet-Hogan of 704 W. Ironwood. In addition, of the two incumbents, Alan has expressed his desire to step down from the board at the end of his term (May 31, 2023). As such, no voting was necessary. Our current Treasurer David Kuntz and newcomer C.C. will hold the official 2023-2025 Board seats. The board will meet at the start of its term to discuss roles and responsibilities. The next opportunity to join the HOA Board will be in May 2024 for the three 2024-2026 seats up for election.</p>
<p>Please give Alan a big THANK YOU if you see him. He has served the neighborhood for at least as far back as our current structure goes (2015), and I believe was part of the initial committee that helped pick up the pieces dumped in our lap from when West Valley Developers went bankrupt and dropped a box of documents in our neighborhood in 2014. He has served as Co-Treasurer for nearly all of those years and I think I speak for the rest of the board when I say, we are all very grateful for his years of service and his quick desire to help when we&#8217;ve needed it. <p><b>FINANCIAL UPDATE</b><br />
During the 2022 financial period, the Ironwood Homeowners Association had a tough year with unexpected emergency expenses to rebuild the retention pond in 2021, but thankfully we were able to cover expenses with emergency reserves and in part by collecting a past due account. As noted in the July 2022 update (if you missed this, be sure to sign up for email updates on our website), dues this year are increasing for the first time since the HOA was formed. They will increase 25% (the yearly maximum allowed in our terms) from $60.00 to $75.00 to help cover increasing expenses and to help replenish our emergency fund. They may need to increase further in 2024, but the board will evaluate that later in 2023 as the effects of inflation are more accurately known. We strive to be good stewards of our neighborhood’s resources while keeping dues low (we have to pay them too) and appreciate your understanding. Invoices are included with this letter. <p>The board reviews past‐due accounts annually and notifies those who are past due along with their invoice. According to Ironwood’s Restrictions on file with the Wood County Recorder, residents who are two or more years overdue are eligible for a lien to be placed on their property (including a $250 fee). There are three past due households eligible for a lien this year. If you have outstanding dues, we will work with you to avoid this! Please contact the current HOA Treasurer, David Kuntz (<a href="mailto:payments@ironwoodrossford.com" target="_blank" rel="noopener">payments@ironwoodrossford.com</a> or at the address at the end of this letter) to discuss options. If you do not address this debt, you may be part of our collection processes this summer, and going forward your address will not be hidden in our Board Minutes published on our website. It will be public knowledge you are causing your neighbors to pay more. We’re all in this together and it’s only fair each home pays their share.</p>
<p><b>BOARD NOMINATIONS AND ELECTIONS (NOW DIGITAL)</b><br />
It’s time to elect 2 of the 5 seats on our Board of Directors. Nomination forms are now digital on our website. The winners volunteer to serve a 2‐year term, with the other 3 seats up for election in 2024 for 2‐year terms. Staggering term end dates ensures there will not be a full board turnover in a single year. This keeps us in compliance with state law regarding HOA Board election cycles (at least 20% of seats up for election each year) while giving us some protection from information loss as at least two seats will always be occupied throughout the election cycles. Nomination forms are due May 1st <a href="https://IronwoodRossford.com/apply" target="_blank" rel="noopener">https://IronwoodRossford.com/apply</a>, and if we have more nominations than positions, voting will be held May 8th‐19th at <a href="https://IronwoodRossford.com/vote" target="_blank" rel="noopener">https://IronwoodRossford.com/vote</a>. <p><b>MEETING WITH CITY ADMINISTRATORS</b><br />
The HOA Board is aiming to arrange a meeting with Rossford City Administrators this summer to discuss needs and concerns relevant to our neighborhood. Topics we hope to bring up include the current status of the future Plat 5 (will the city complete the road if the developer won’t), the status of our existing roads (potholes starting to form, cracks need sealed), questions about curb maintenance where concrete is shifting, the railroad crossing on Glenwood needing repaired, and possibly more. They have to pay to get them emptied more frequently and it is causing further financial burdens.</p>

										<content:encoded><![CDATA[<p>Greetings neighbors! Here are a couple of quick updates that can&#8217;t until April&#8217;s newsletter next year.</p>
<p><strong>New Treasurer</strong></p>
<p>Stacy Konidaris who has graciously served on the board as our treasurer since the humble beginnings in 2013 has expressed her desire to resign from her position. The board has appointed David Kuntz (1060 S Ironwood) to fill her seat for the remainder of her term, which is then up for election in May 2023. David has accepted this role. He has extensive prior experience with keeping financial records and was instrumental in assisting with the retention pond/drainage area repair as a volunteer in 2021. He is an Excel wizard as well, and we are excited to have him on board with us moving forward! All financial records/accounts have been migrated from Stacy to David at this time. Alan Gladieaux is staying on as Co-Treasurer as well. If you have any questions regarding your current balance or status, please direct those inquiries to David going forward. <p><strong>Financial Update</strong></p>
<p>Also worth noting, at our most recent meeting, our board discussed how costs have increased for nearly all services for the neighborhood. As expected with gas prices going up, our grass cutting fees have increased, postage rates have gone up, and despite shopping around, our insurance rates have doubled in the past 3 years. On top of that, repairing/reseeding the retention pond in 2021/2022 (which the city and county so graciously informed us was our responsibility) wiped out nearly all of our contingency savings. We&#8217;ve ran projections going forward and though we have never raised dues since forming in 2013, that needs to change as we are no longer able to meet yearly costs at $60/year per house. According to our Restrictions, we cannot raise more that 25% a year. As such the HOA Board voted unanimously to increase 2023 dues to $75/house, which will let us meet budget in 2023. We will likely need to raise further in 2024/2025 to put us in a healthy financial position going forward for any unforeseen future expenses, but those discussions will happen on a year-to-year basis by the Board. It is our goal to serve the neighborhood well, be good stewards of the resources, and to keep as much of your money in your own pockets as possible (after all, we are unpaid volunteers and we pay the same dues you do). We&#8217;ll keep you informed as we know more each year.</p>
<p>That said, there are a handful of houses (I believe 5 as of this update) who have yet to pay 2022 dues. You&#8217;ve received 3 invoices at this point. Please do so ASAP. For some reason a couple of you tend to pay in the Fall or in quarterly payments. The invoices are due in-full by the date listed on them in May each year. The neighborhood relies on those funds and your failure to pay results in more work/collection efforts, more postage costs, and ultimately in higher rates for your neighbors. We also contracted the rebuilding of the retention pond but those invoices will be reflected in 2022’s books. The website hosting is again being donated by CedarCreek Church.</p>

<p><strong>RETENTION POND PROJECT<br />
</strong>Those who don’t live in the middle of Ironwood may not be aware of the retention pond that serves the entire neighborhood. This pond collects water from the storm sewers and acts as a silt-settling pond, delaying flow to the creek, per EPA requirements. The system broke down in 2020 and backed up with stagnant water for 3 weeks. We worked with the city (and county) for a solution and were informed the original developer (now bankrupt) was in charge of this system’s maintenance, and now it falls to us as the HOA. We pumped the water down, dug out the drain obstructions (years of silt clogged the rocks), and contracted a company to clean the rest out. Now knowing this is the responsibility of the HOA, we will budget funds going forward for maintaining this area as needed. As it stands now, it is fully functional again but needs grass replanted. This will be our next focus in 2022.</p>

<p><strong>CONSTRUCTION BRINGS NEW NEIGHBORS<br />
</strong>Woodland Custom Homes has nearly completed their final house on the last empty lot which gives us 4 completely full Plats! The demand for Rossford area is up due to new school buildings and new businesses and Woodland remains in discussion with the EPA and the City of Rossford regarding completing the road between S and W Ironwood and opening Plat 5 for development, though there are no plans to share at this time.</p>
