FINANCIAL UPDATE
During the 2022 financial period, the Ironwood Homeowners Association had a tough year with unexpected emergency expenses to rebuild the retention pond in 2021, but thankfully we were able to cover expenses with emergency reserves and in part by collecting a past due account. As noted in the July 2022 update (if you missed this, be sure to sign up for email updates on our website), dues this year are increasing for the first time since the HOA was formed. They will increase 25% (the yearly maximum allowed in our terms) from $60.00 to $75.00 to help cover increasing expenses and to help replenish our emergency fund. They may need to increase further in 2024, but the board will evaluate that later in 2023 as the effects of inflation are more accurately known. We strive to be good stewards of our neighborhood’s resources while keeping dues low (we have to pay them too) and appreciate your understanding. Invoices are included with this letter. The board reviews past‐due accounts annually and notifies those who are past due along with their invoice. According to Ironwood’s Restrictions on file with the Wood County Recorder, residents who are two or more years overdue are eligible for a lien to be placed on their property (including a $250 fee). There are three past due households eligible for a lien this year. If you have outstanding dues, we will work with you to avoid this! Please contact the current HOA Treasurer, David Kuntz (payments@ironwoodrossford.com or at the address at the end of this letter) to discuss options. If you do not address this debt, you may be part of our collection processes this summer, and going forward your address will not be hidden in our Board Minutes published on our website. It will be public knowledge you are causing your neighbors to pay more. We’re all in this together and it’s only fair each home pays their share.
BOARD NOMINATIONS AND ELECTIONS (NOW DIGITAL)
It’s time to elect 2 of the 5 seats on our Board of Directors. Nomination forms are now digital on our website. The winners volunteer to serve a 2‐year term, with the other 3 seats up for election in 2024 for 2‐year terms. Staggering term end dates ensures there will not be a full board turnover in a single year. This keeps us in compliance with state law regarding HOA Board election cycles (at least 20% of seats up for election each year) while giving us some protection from information loss as at least two seats will always be occupied throughout the election cycles. Nomination forms are due May 1st https://IronwoodRossford.com/apply, and if we have more nominations than positions, voting will be held May 8th‐19th at https://IronwoodRossford.com/vote. Results will be posted online. The new board starts June 1st.
MEETING WITH CITY ADMINISTRATORS
The HOA Board is aiming to arrange a meeting with Rossford City Administrators this summer to discuss needs and concerns relevant to our neighborhood. Topics we hope to bring up include the current status of the future Plat 5 (will the city complete the road if the developer won’t), the status of our existing roads (potholes starting to form, cracks need sealed), questions about curb maintenance where concrete is shifting, the railroad crossing on Glenwood needing repaired, and possibly more. ST. GEORGE CATHEDRAL REQUEST
St. George has been a good neighbor to us and has asked for our cooperation in doing the same in return. They are struggling with people filling their dumpsters and have asked we ask our residents to please not use their dumpsters. They have to pay to get them emptied more frequently and it is causing further financial burdens.
