Greetings neighbors! Here are a couple of quick updates that can’t until April’s newsletter next year.
New Treasurer
Stacy Konidaris who has graciously served on the board as our treasurer since the humble beginnings in 2013 has expressed her desire to resign from her position. The board has appointed David Kuntz (1060 S Ironwood) to fill her seat for the remainder of her term, which is then up for election in May 2023. David has accepted this role. He has extensive prior experience with keeping financial records and was instrumental in assisting with the retention pond/drainage area repair as a volunteer in 2021. He is an Excel wizard as well, and we are excited to have him on board with us moving forward! All financial records/accounts have been migrated from Stacy to David at this time. Alan Gladieaux is staying on as Co-Treasurer as well. If you have any questions regarding your current balance or status, please direct those inquiries to David going forward. Financial Update
Also worth noting, at our most recent meeting, our board discussed how costs have increased for nearly all services for the neighborhood. As expected with gas prices going up, our grass cutting fees have increased, postage rates have gone up, and despite shopping around, our insurance rates have doubled in the past 3 years. On top of that, repairing/reseeding the retention pond in 2021/2022 (which the city and county so graciously informed us was our responsibility) wiped out nearly all of our contingency savings. We’ve ran projections going forward and though we have never raised dues since forming in 2013, that needs to change as we are no longer able to meet yearly costs at $60/year per house. According to our Restrictions, we cannot raise more that 25% a year. As such the HOA Board voted unanimously to increase 2023 dues to $75/house, which will let us meet budget in 2023. We will likely need to raise further in 2024/2025 to put us in a healthy financial position going forward for any unforeseen future expenses, but those discussions will happen on a year-to-year basis by the Board. It is our goal to serve the neighborhood well, be good stewards of the resources, and to keep as much of your money in your own pockets as possible (after all, we are unpaid volunteers and we pay the same dues you do). We’ll keep you informed as we know more each year.
That said, there are a handful of houses (I believe 5 as of this update) who have yet to pay 2022 dues. You’ve received 3 invoices at this point. Please do so ASAP. For some reason a couple of you tend to pay in the Fall or in quarterly payments. The invoices are due in-full by the date listed on them in May each year. The neighborhood relies on those funds and your failure to pay results in more work/collection efforts, more postage costs, and ultimately in higher rates for your neighbors.
