FINANCIAL UPDATE
During the 2021 financial period, the Ironwood Homeowners Association was able to cover increased expenses in part by collecting past due accounts (two liens were placed and one partially paid). As such, the 2022 Homeowner’s Association dues are the same as 2021 ($60.00 per household/lot) and invoices are included with this letter. If you believe there is an error in our records, please contact our current treasurer Stacy Konidaris (stacykonidaris@yahoo.com). Expenses incurred in 2021 included filing taxes, lawn services, entrance maintenance (landscaping), insurance, website domain name renewal, postal needs, and digital payment fees as well as the legal costs to file the revised Declaration of Restrictions with the county and the lawyer/legal fees fronted to place two liens on past due residents (to be repaid with liens). We also contracted the rebuilding of the retention pond but those invoices will be reflected in 2022’s books. The website hosting is again being donated by CedarCreek Church.

The board reviews past-due accounts annually and notifies those who are past due along with their invoice. According to the neighborhood’s restrictions on file in Wood County, residents who are two or more years overdue are eligible for a lien to be placed on their property (at their expense). As stated above, we had to do this to two households this past year. If you have outstanding dues, we will work with you to avoid this! Please contact the current HOA Treasurer, Stacy Konidaris (stacykonidaris@yahoo.com or at the address at the end of this letter) to discuss options. If you do not address this debt, you may be part of our collection processes this summer. We’re all in this together and it’s only fair each home pays their share.
RETENTION POND PROJECT
Those who don’t live in the middle of Ironwood may not be aware of the retention pond that serves the entire neighborhood. This pond collects water from the storm sewers and acts as a silt-settling pond, delaying flow to the creek, per EPA requirements. The system broke down in 2020 and backed up with stagnant water for 3 weeks. We worked with the city (and county) for a solution and were informed the original developer (now bankrupt) was in charge of this system’s maintenance, and now it falls to us as the HOA. We pumped the water down, dug out the drain obstructions (years of silt clogged the rocks), and contracted a company to clean the rest out. Now knowing this is the responsibility of the HOA, we will budget funds going forward for maintaining this area as needed. As it stands now, it is fully functional again but needs grass replanted. This will be our next focus in 2022.
BOARD NOMINATIONS AND ELECTIONS
2022 sees the election of 3 of the 5 seats on our Board of Directors. A nomination form was included in the physical letter mailed to each resident in April 2022. The winners serve a 2-year term, with the other 2 seats up for election in 2023 for 2-year terms. Staggering term end dates ensures there will never be a full board turnover in a single year. This keeps us in compliance with state law regarding HOA Board election cycles (at least 20% of seats up for election each year) while giving us some protection from information loss as at least two seats will always be occupied throughout the election cycles. Nomination forms were due May 2nd, and if we had more nominations than positions, voting would have been online May 9th-20th at https://IronwoodRossford.com/vote. The new board takes office June 1st.
No nomination forms were received, so the existing board has offered to maintain their roles for their next term.

ST GEORGE CATHEDRAL REQUEST
St. George has been a good neighbor to us and has asked for our cooperation in doing the same in return. They are struggling with people filling their dumpsters and have asked we ask our residents to please not use their dumpsters. They have to pay to get them emptied more frequently and it is causing further financial burdens.
CONSTRUCTION BRINGS NEW NEIGHBORS
Woodland Custom Homes has nearly completed their final house on the last empty lot which gives us 4 completely full Plats! The demand for Rossford area is up due to new school buildings and new businesses and Woodland remains in discussion with the EPA and the City of Rossford regarding completing the road between S and W Ironwood and opening Plat 5 for development, though there are no plans to share at this time.
